Can you hold a place before I apply?
Unfortunately, we cannot hold a unit before you apply. However, we can hold a unit for up to 2 weeks once your application is approved and the security deposit is paid. -
Do I pay the first month’s rent and last month’s rent with my security deposit?
No, this is a common misconception. The practice of paying first and last month's rent along with the security deposit has not been in place for years. You are required to pay your first month's rent and the security deposit separately. -
How old do you have to be to apply?
Any applicant over the age of 18 must complete an application. -
Is the deposit refundable?
Yes, the deposit is refundable as long as there are no damages beyond normal wear and tear. Any necessary repairs or cleaning costs will be deducted from the deposit. Please refer to the tenant handbook for further information about this. -
Who needs a cosigner?
A co-signer may be required if you have no credit history, a low credit score, insufficient income, or are a first-time renter. Minors under 18 also need a co-signer. -
You have a property I want to rent. How do I apply?
To apply for a property, simply click on the "Apply" link on our website. -
How do I pay rent?
You can pay your rent through the tenant portal, by mailing a check or money order, or using the PayNearMe option at retailers like CVS, 7-11, Walmart, and Walgreens with a QR code. Please note that there are fees for some of these payment methods. To avoid paying fees, we recommend using the e-check (bank transfer) option in the tenant portal. It is fast, secure, and convenient. Please let us know if you need help with this. -
I want to get a pet. What should I do?
Please contact us before getting a pet, as all pets must be approved and not all properties allow them. You’ll need to complete a pet application, and we can provide the link upon request. We adhere to the law regarding comfort pets and assistive animals. -
I want to move out, but my roommate wants to stay. What should I do?
If you want to move out but your roommate wants to stay, both you and your roommate would need to sign a Roommate Notice to Vacate. This document must be agreed upon by all tenants on the lease. Until everyone signs and agrees to the notice, all tenants remain responsible for the lease and its terms. Please let us know if you need assistance with this process. -
My lease expiration is coming and I want to move out. What should I do?
To move out, please provide us with a 30-day written notice of your intent to vacate. We will schedule a pre-move-out inspection two weeks before your move-out date to assess the property. Be sure to review your lease for any other move-out requirements, and feel free to contact us if you have any questions. -
Who is responsible for paying for repairs & maintenance requests?
The owner is responsible for paying for repairs and maintenance requests, unless the damage was caused by the tenant.
