Marketing
Marketing is key to successful rentals. Hawk Management provides an expert market analysis for each property we manage to maximize your return on investment.
Tenant Screening
We conduct extensive screening on all tenants and handle everything from moving your qualified tenant into their new home, to rent collection, to handling maintenance issues.
Rent Collection
We make sure you get paid on time, every time. You no longer have to worry about rent showing up in your bank account because we take care of everything so you have to worry about anything. We deposit the owner funds into an account of your choice, on or about the 20th of each month, at which time you will also receive a statement from us detailing the income and expenses for the month.
Maintenance
We conduct move-in, move-out, and periodic inspections using software that generates an easy-to-read PDF with photos and notes, providing owners peace of mind and ensuring timely maintenance.
Financial Reporting
With our detailed financial reporting tools, it's never been easier to keep tabs on your investment. You can log in to your owner portal 24/7 to view statements and stay in tune with how your investment is performing.
Eviction Protection
In the unfortunate event that a tenant needs to be evicted from your rental, we will serve the required notices and forward the case to our attorneys. In a regular eviction case, we will show up in court to testify. Should the case turn into a jury trial, we would charge hourly for our time.

Contract Guarantee
We know long-term contracts can be scary, so we made our management agreements month-to-month with no termination fees or penalties. We believe we should earn your business everyday.
Tenant Placement Guarantee
If a tenant we place in your property fails to abide by the contract and must be removed, or they simply break their lease in the first year, we will waive our fee to secure a new tenant.
Management Fee Guarantee
We believe that if we cannot collect the rent, then we should not be paid. You only pay us a management fee if we successfully collect the rent due.
Leasing Fee Guarantee
We do not charge you a leasing fee until the lease is signed and the payment has been made by the tenant.
Response Time Guarantee
Nobody likes waiting for a response, that is why we promise to respond to all communication as soon as possible, but no later than 48 hours.
Legal Compliance Guarantee
Don't risk a lawsuit! We ensure full compliance with federal, state, and local fair housing laws, as well as California habitability, application screening, and right-to-cure laws.
24/7 Online Reports
We provide you with secure online access to your monthly statements 24 hours a day, 7 days a week.
24/7 Call Center
Our call center is always open to protect your property around the clock. We have low, normal, and urgent protocols to ensure cost control, and we prescreen all of our vendors.
Maintenance Surveys
To ensure all repairs are done properly, we email tenants a survey after each job is completed to ensure that the work was done right and that they are satisfied.
Price Match
We will price match any written offer for identical services by a licensed competitor.
Rental
If we do not secure a tenant within 21 days (with an agreed upon rent price) we will waive your first month’s management fee.
