We know that a well-maintained home results in quicker rentals, lower turnovers, and in general, happier tenants! We offer our residents a secure portal to submit all maintenance issues, which can be accessed online with a simple click. Our Vendors are trustworthy and very quick to respond. We coordinate and communicate with the tenants, with you, and vendors for our maintenance scenarios. Protecting and maintaining your home and your investment is a top priority for us. We have a maintenance up-to limit of $1,000.00. This means that we have your permission to handle repairs under $1,000.00 without having to obtain prior approval from you. For repairs over $1,000.00 we will obtain several bids and discuss them with you prior to proceeding. However, in the event of an emergency, we will proceed with emergency repairs even if we cannot get ahold of you, in order to prevent further damage.

You will receive an Owner Statement each month detailing the expenses for the month. The statement is also available through our online Owner Portal.

Tenant Screening

We conduct extensive screening on all tenants and handle everything from moving your qualified tenant into their new home, to rent collection, to handling maintenance issues.

Rent Collection

We make sure you get paid on time, every time. You no longer have to worry about rent showing up in your bank account because we take care of everything so you have to worry about anything. We deposit the owner funds into an account of your choice, on or about the 20th of each month, at which time you will also receive a statement from us detailing the income and expenses for the month.

Maintenance

We conduct move-in, move-out, and periodic inspections using software that generates an easy-to-read PDF with photos and notes, providing owners peace of mind and ensuring timely maintenance.

Financial Reporting

With our detailed financial reporting tools, it's never been easier to keep tabs on your investment. You can log in to your owner portal 24/7 to view statements and stay in tune with how your investment is performing.

Eviction Protection

In the unfortunate event that a tenant needs to be evicted from your rental, we will serve the required notices and forward the case to our attorneys. In a regular eviction case, we will show up in court to testify. Should the case turn into a jury trial, we would charge hourly for our time.
