Collecting Rent For Your Investment

Collecting rent is easy if you have the perfect tenant who pays on time! But what if they don’t? Having someone in your corner who knows tenant law and the proper notices to send is critical!
If a tenant has gone beyond the Hawk period of the lease we provide them with a late rent notice, where we collect the appropriate late fees along with the normal rent amount. Worse case, if we have a tenant that does stop paying rent, we will assist in the eviction process and re-renting the property quickly.
We make paying rent easy for tenants with the online tenant portal that can be accessed 24/7. We also accept checks, money orders, and even cash payments using the PayNearMe option which is a QR code given to tenants that allows them to pay their rent at certain retailers such as CVS, 7-11, Walmart, and Walgreens.
Rent is due on the first of each month. We typically offer a 3-day Hawk period and the rent is considered late on the fourth of the month.

We deposit the owner funds into an account of your choice, on or about the 20th of each month, at which time you will also receive a statement from us detailing the income and expenses for the month.

We conduct move-in, move-out, and periodic inspections using software that generates an easy-to-read PDF with photos and notes, providing owners peace of mind and ensuring timely maintenance.
Financial Reporting
With our detailed financial reporting tools, it's never been easier to keep tabs on your investment. You can log in to your owner portal 24/7 to view statements and stay in tune with how your investment is performing.
Eviction Protection
In the unfortunate event that a tenant needs to be evicted from your rental, we will serve the required notices and forward the case to our attorneys. In a regular eviction case, we will show up in court to testify. Should the case turn into a jury trial, we would charge hourly for our time.
